    I am going to buy a plot

    You are interested in a plot on Villapark Fontein on which you can have your own house designed and built. Free plots are available in both phase 2 and 3.

    Together with the sales department you can find out which plot meets your desires. Once you have made a choice, you can get a free option for two weeks. In these two weeks you should get started with financing. Once you have received a pre-approval from the bank you can proceed to a paid option.

    The paid option of six weeks is in effect as soon as you make a deposit of 10% of the purchase price. Within those six weeks you can arrange the financing of your plot and have the construction drawings approved by Villapark Fontein in order to submit these to DROV for a building permit. It takes about six weeks before you receive a building permit.

    If you decide to buy a free plot on Villapark Fontein the following steps are important;

    Financing;

    Submit the approved construction design and budget calculation to DROV before completing the financing of your plot and before starting the construction of your property. Only after you acquired a building permit for your property, the bank will allow a financing. You will also need to make a valuation of your plot and property. Our sales department would like to help you with this.

    Construction design;

    You need to have a construction design made before starting the construction of your property. This construction design has to be approved by Villapark Fontein, before you can submit the design to DROV for a building permit. Ask the sales department about the terms and conditions and construction rules of Villapark Fontein.

    In order to receive a preliminary approval, the following documents should be submitted:

    1. Situation design

    2. Area construction

    3. Maps

    4. Design of all facades

    5. Materials and colors

    6. Design of landscaping

    DROV;

    This service is responsible for Spatial Development and Management of all area on Curacao. DROV is responsible for the following products:

    1. Spatial planning;

    2. Urban renewal;

    Registration;

    Once you have your financing complete it’s time to pay the remaining 90% plus buyers costs at the notary office Alexander & Simon. Before registering, the notary will always send you an invoice on which the buyers costs are specified. The buyer should approve off all the documents first and after the full payment has been made the registration of the bought property and plot will be done.

    NOTE: Please send your plot number, name and Villapark Fontein number so the notary can easily place your deposit.

    Construction obligation;

    The construction obligation is of immediate effect once the property and plot have been registered on your name. The start of the construction on the plot must take place within 12 months after the purchase of the plot. The construction has to be finished within 18 months. This means that you will have 2,5 years to build your house on Villapark Fontein.

    The sale of a plot within the period of 12 months does not discharge the new owner of the obligation to start the construction within the prescribed period of 12 months after the purchase by the first owner. If the buyer does not meet that condition a penalty will be charged on the day the buyer fails to meet the before mentioned condition. This penalty will remain in effect as long as the buyer does not meet the aforesaid conditions, unless otherwise agreed with Villapark Fontein NV.
