    I am going to buy a home

    You are interested in buying one of the houses Villapark Fontein has to offer. Discover together with our sales department, which plot and house type meets your desires. Once you have made a choice, you can get a free option for two weeks. These two weeks should offer you enough time to arrange the financing. Once you have received a pre-approval from the bank you can proceed to a paid option.

    The paid option of six weeks is in effect as soon as you made a deposit of 10% of the purchase price. After an option period of 6 weeks the plot will be registered at the notary in order to start the construction.

    If you have decided to buy a house of Villapark Fontein the following steps are important;

    Financing;

    It’s good to know how much financing you can get before choosing a plot with a house. As soon as you have this information it’s easier to choose a plot and a house that meet your desires and fits your budget. In order to receive financing for a plot and house you should submit certain information to a mortgage adviser or bank. Have a look on our website on the page “Interested” to see which information you should give to the mortgage adviser or bank of your choice.

    Villapark Fontein will provide you with a buying agreement. You will need to make a valuation rapport of your plot and property. Our sales department would like to help you with this.

    Registration;

    Once you have your financing complete you will have to pay 40% of the purchase price plus buyers cost at the notary office of Alexander & Simon minus 10% you have already paid. You will receive the invoice from the notary before the registration. On the invoice the buyers costs are specified. After the buyer has approved the documents and a full payment is made the buy will be registered at the notary. After the registration the notary will give or send you the original measurement certificate, the signed preliminary buying agreement and the signed registration.

    NOTE: Please state your name, plot number and Villapark Fontein number on your communications or transfers so the notary can easily place your deposit.

    Start of construction;

    Once the registration of the buy is completed we will start with the preparations for construction. Before we can apply for a building permit you will need to make sure that Villapark Fontein received the following issues:

    1. Signed design of the position of the house

    2. Signed list for extra work, including the colours chosen for the house

    3. Signed list of selected kitchen and tiles

     

    Villapark Fontein can only submit an application for a building permit at DROV once the above requested data are complete. In general the building permit will given within 6-8 weeks after the application.

    After receiving the building permit the construction can be started. After completion of each construction phase (see agreement for sale, art. 4) you will receive a picture with the corresponding invoice and payment term. This will give you a clear idea of the progress on the construction of your home. After registration, Villapark Fontein has one-year time to build the house.

    Completion;

    Once the final construction phase has been completed, we will officially complete the house. At the official completion of your house you or a representative should be present. After the last payment has been done and the completion list has been completed and signed by both parties, the test card will be handed over to you. The still to fulfil items on the completion list should all be arranged before the fixed date.
